WITNESSETH
It is hereby agreed that Guest shall rent on a short-term basis from the Owner the property known as Above Peter Bay Villa, located at No. 17-4 Estate Peter Bay, St. John, U.S. Virgin Islands, from _________________, 2008 to __________________2009 for the rental amount paid in advance, as shown below:
The number of people occupying Above Peter Bay Villa shall be no more than six[6]. The total rental amount, is _____________ plus 8% tax; equals: $___________________.
1. To Hold the Reservation, send a deposit of $500 with signed contract and refundable.
2. Due Two Months [60 days] Before Arrival

PAYMENT: Payment shall be made by check, bank money order or bank check, payable to:
Phyllis Hall and mailed to P.O. Box 33, St. John, US Virgin Islands 00831-0033.
CANCELLATION: You may cancel your reservation up to 60 days prior to your arrival. If you cancel within 60 days of your arrival the deposit of $300.00 will not be refund. We strongly recommend that you purchase trip cancellation insurance. No shows, late arrivals, change in number of persons, and early departures after arrival are non-refundable.

PICK UP SERVICE: Ms. Hall, will arrange to meet you at the Cruz Bay Dock in St. John and take you to Above Peter Bay Villa free of charge, if flight information is sent at least 2 days prior to arrival and the following informatin is provided.

Owner shall provide all utilities, furnishings, towels, bathroom and kitchen supplies. Owner will also provide at no extra cost, once weekly, fresh linen and complimentary food menu. In addition, Ms. Hall will be available during your stay to respond to any Guest inquiries.
Guest agrees to leave room in about the same condition as found and to return keys upon departure.
The number of Guests shall not exceed the number of Guests on this rental agreement. If more people are found to occupy premises than on the rental agreement, Guest agrees to pay for the additional people. Missing items, damage to premises and excessive cleanup will be charged to you. Guest agrees to pay for any damage made.
Owner assumes no liability for property loss or damage, nor liability for accidents or injury on the premises. Guest is responsible for room and for his/her/their guests during occupancy of Above Peter Bay Villa.
ZERO TOLERANCE: Guest and the members of his party shall not use or permit to be brought into Above Peter Bay Villa any illegal controlled substances, firearms, or items hazardous to persons or property. In addition, smoking on premises is not allowed. It is a non-smoking villa.
USE OF THE PREMISES: Above Peter Bay Villa is located in a private residential neighborhood. Guest shall be quiet and peacefully enjoy the premises so as not to disturb other guests in other villas.
